Listing Guidelines

Listings that do not comply with these guidelines will be rejected. Repeat violations may result in account suspension, and fraudulent listings may be reported to relevant authorities.

What you can list

Permitted Listings

  • Residential properties genuinely available for rent.
  • Properties you legally own or have written authority to list.
  • Flats, apartments, duplexes, self-contains, mini-flats, bungalows, and houses.

What you cannot list

Prohibited Listings

  • Properties you do not own or have authority to list.
  • Ghost listings, unavailable homes, or misleading descriptions.
  • Stock images, AI-generated images, or media from another property.
  • Duplicate listings for the same property.

Photo requirements

Photo Standards

  • Upload at least 5 clear, original photos taken at the actual property.
  • Show the exterior, entrance, living areas, bedrooms, kitchen, and bathrooms.
  • Photos must reflect the current condition and must not be heavily edited.

Video requirements

Video Standards

  • Upload at least one walkthrough video showing the full property.
  • The video must be original, continuous, clear, and at least 60 seconds long.
  • Phone video quality is acceptable. Professional videography is not required.

Pricing rules

Pricing & Fee Standards

  • State rent clearly in Nigerian Naira per year.
  • Disclose all additional costs upfront. Hidden charges are prohibited.
  • Inspection fees are strictly prohibited.
  • Caution deposits and service charges must be clearly itemised.
